24/7 Emergency Gate & Garage Door service across Southern California

Preventive Maintenance

Scheduled tune-ups that keep gates and doors out of emergency service.

Scheduled tune-ups for residential, HOA and commercial gates, doors and access equipment.

A maintenance visit covers lubrication, fastener torque, alignment, safety-device testing and operator diagnostics — the small items that turn into emergency calls when ignored.

Property managers receive a written condition report after each visit so budgeting for replacement is planned rather than reactive.

Why gates need scheduled service

  • A gate on a shared driveway can run hundreds of cycles a week
  • Coastal air corrodes hinges, chains and fasteners faster than most owners expect
  • Safety devices drift out of alignment gradually and silently
  • Battery backup units age whether or not they are ever called on
  • Access credentials accumulate long after the people holding them have moved on
  • Small alignment problems become frame and footing problems if left

What a service visit covers

We cycle the gate manually with the operator disconnected to feel for binding, drag and hinge wear before any adjustment is made.

Hinges, rollers, chains, tracks and footings are inspected and serviced, and fasteners re-checked along the frame.

The operator is checked properly: motor current draw, limits, travel timing, control board condition and battery backup health.

Safety devices — photo-eyes, safety loops and reversing force — are tested against how they should behave, and access hardware, keypads and credential lists are reviewed with you.

What affects the scope and the price

  • Number of gates and entries on the property
  • Daily cycle count and duty class
  • Age and type of operator and access hardware
  • Coastal or dusty exposure
  • Whether parts are replaced during the visit or quoted separately

What's included

  • Quarterly, semi-annual and annual plans
  • Written condition reports
  • Priority emergency response for plan holders
  • Safety-device compliance checks

Between service visits

Keep the swing or slide path clear. Gravel, mulch creep and irrigation heads cause most of the drag we find.

Report new noises early. A gate that has started to grumble is telling you about the repair you can still schedule instead of the one you cannot.
