Annual Maintenance Services
Scheduled tune-ups that extend the life of your garage door and opener.
Annual maintenance plans that keep your garage door, opener and hardware operating smoothly and safely year after year.
A yearly maintenance visit includes a full inspection of springs, cables, rollers, hinges, tracks and the opener. We lubricate moving parts, tighten hardware, test safety sensors and check door balance to prevent unexpected failures.
Plan holders receive a written condition report and priority scheduling for any repairs that are recommended, so small issues are handled before they become emergencies.
What a yearly service catches
- Fraying cable strands, long before the cable actually snaps
- Springs approaching the end of their cycle life
- Worn rollers and cracked hinges that are making the door noisy
- Track fasteners that have loosened and let the alignment drift
- Safety photo-eyes knocked out of alignment or obscured
- An opener working harder than it should because the door has drifted out of balance

What the visit covers
We disconnect the opener and check the door's balance by hand first — that single test says more about a door's condition than anything else.
Springs, cables, drums, bearings, rollers, hinges and the track are inspected and the fasteners re-checked along the full run.
Moving parts are lubricated with the right product in the right places. Over-lubricating or greasing the track face causes its own problems.
Finally we test the safety reverse and photo-eyes, re-set the opener's force and travel limits, and give you a plain summary of anything that will need attention before the next visit.
Coverage
- Single residential door
- The standard annual tune-up visit.
- Multi-door homes
- All doors serviced in one visit rather than separate callouts.
- Property manager and HOA schedules
- Multiple units or addresses coordinated together.
- Commercial and high-cycle doors
- More frequent intervals, because cycle count is what drives wear.
- Combined gate and door service
- Gate operator and garage door checked on the same visit.
What affects the scope and the price
- Number of doors and how heavily each is used
- Door age and whether original hardware is still fitted
- Whether parts identified during inspection are replaced on the spot
- Coastal exposure, which accelerates corrosion on hardware
- Commercial cycle counts, which may warrant more than one visit a year
What's included
- Full door, opener and safety-device inspection
- Lubrication and hardware torque check
- Spring balance and force-setting test
- Written report and priority repair scheduling
Between visits
Listen to the door. New noises are the earliest warning, and they almost always precede the failure by weeks.
Test the safety reverse yourself every few months, and keep the photo-eye lenses clean.
